Job Description Your New Role Reporting directly to the Senior Manager, Investment Strategy, you will play a key role in supporting the strategic development and implementation of commercial models that facilitate investment and project delivery at Development Victoria. You will provide data driven commercial advice to guide decision making across the organisation, contributing to the delivery of places that make a genuine difference to the people of Victoria. Core Responsibilities: Partner with the business to execute investment strategies, from origination through to value-add repositioning of existing assets. Strategy recommendation to be appropriately supported by data and evidence, based on an assessment of project risk, return and policy objectives. Support the preparation of investment proposals, to deliver an acceptable investment outcome before being considered by the Development Victoria Investment Committee and Board. Own financial feasibility models, including the integrity and commerciality of all inputs. Produce and critically analyse options and sensitivity analysis. Present feasibilities, key assumptions and financial analysis to key senior internal stakeholders. Develop and maintain a standardised financial model that can be applied to prospective acquisitions across various asset classes. Take carriage of macro level research that will form the basis of financial forecasting and assumptions that will be applied uniformly for the portfolio of investments. Support managing funding, finance, tax and legal strategies and models for new investments, financial models, risk management initiatives, programs, asset management systems and reporting mechanisms. Identify and implement ongoing improvements to these models and systems. Work closely with the Finance and Operations Groups for the ongoing facilities, tenancy, and funding management of property investments. Build and maintain relationships with key stakeholders through proactive and collaborative approaches. Desired Skills and Experience About You Tertiary degree or higher qualification in property, finance, accounting, or valuation. Either CA / CPA / CFA essential. Expertise in the preparation and analysis of financial feasibility modelling, budgeting and tight cost monitoring to achieve commercial outcomes. Strong stakeholder management experience, with the ability to manage competing priorities and stakeholder expectations. Experience driving or delivering process improvements to ensure financial integrity and the analysis of complex strategic matters can be undertaken efficiently. Ability to effectively manage and synthesise large quantities of data for business presentations and use in financial modelling. Estate Master experience viewed favourably. Able to consider commercial viability and risks of potential decisions and outcomes. Has a keen interest and knowledge of emerging trends in the Victorian property market. Possesses the ability to translate knowledge, market analysis and insights into complex financial and commercial models and can justify assumptions to a broad audience.
